For those of you who factor in CapEx to your cashflow calculation, how exactly to you do it? Do you use a percentage of your rent as an estimate or percentage of the property value?

If you have obtained a portfolio loan, do you mind sharing the process you went through with the lender?  Did you put together a presentation, business plan, etc and what else did they want to know?  I will likely have reached the max number of rentals I can purchase with traditional Fannie Mae backed loans in the next year or so and am trying to learn more about other financing options.

@Curt Davis I am a CPA, so I am comfortable regarding taxes for real estate investors.  I am interested in protection from lawsuits as well as a review of my lease and other documents.

Have you had any need for an attorney so far with your investing?

I am having my initial meeting with an attorney tomorrow.  I currently have 3 rental properties and want to make sure I cover all of my basics.  What items should I make sure to discuss with him?

Hello everyone - I am a new member at BP, but have been listening to the podcast for quite a while.  I have 3 rental properties that I have acquired voluntarily and involuntarily (stuck with an '08 overpriced condo that is now a rental) over the past 3 years.  I have had a chance to really see the benefits to rental properties and want desperately to grow my portfolio. 

What I am struggling with when trying to move forward is additional capital.  I invested $23k in the first buy and hold, $11k in the second (50% owner) and we have our initial down payment of $20k for our condo.

I am just wondering if folks would be willing to share how much they started with and how long it took you to really get going to where you could purchase more properties quickly.  It is hard to save so much money over and over again! 

Any and all of your starting out stories are appreciated and valued!
