Two questions - HELOC fund and self directed 401k
Question 1:
Wanted to pick other seasoned investor's brain as I am analyzing my fund situation. I am about 2 weeks away from closing on my 3rd investment property. 30 year fixed conventional financing and closing is expected in 2 weeks. I have access to my untapped HELOC @ 3.25% rate (variable tied to prime rate) as well as own fund (online savings bank earning 1%). Now my question is- for down payment shall I use HELOC fund or my own fund. I know here people are big proponent of using Other People's Money (OPM) and being creative in financing hence this thought. I am earning practically nothing by having the fund in savings account but my premises is to have this fund available for reserves or possibly use for buying more properties or may be for nothing. I am talking here of using 15-20k roughly either from own fund or HELOC. what would somebody do creatively in my shoes?
Question 2:
Can fund from current employer's 401k be rolled over to self directed 401k? Contributing some % to get employer's match and that's about it.
I know old 401k can be rolled over for REI investing? This wouldn't be hard for someone to answer with some experience using self directed 401k/IRA. Thanks!!
