How do I get a mortgage type loan without having a job?

I want to invest in rental properties.  I have cash to get started; however, I do not have a job.  Lenders require at least 2 years on the job for a mortgage.  If I cannot leverage my investment, the return is the same as I get investing in stocks.  Any suggestions for getting a mortgage or some type of loan to leverage my investment without having a 2 year work history?

Partner with someone who has good credit and income.

You provide the cash for the down payment they get the loan.
