HELP!!! Creative Financing Options Needed???

ARV is about $130k. Rents for $885. Mortgage on the home is $52k mortgage payments are $521.81

Tenants inside, home in good condition but could be updated. Haven't seen the inside yet due to not disrupting the tenants. Looking for creative options to make a profit either through wholesaling or by structuring sub 2 /seller financing. The deal is located in Cobb so we would be ok holding the property for 1-2 year with a short extra strategy that makes sense. Any advice would help, would like to send the seller an offer asap contingent on walk-through of course.
