Financing deals in Texas

Hello!

I have a few properties (3) in texas that I have come accress that were built by the same builder who is now trying to get rid of them at around 75 percent of their value. I had my realtor and property manager help me out with the numbers and it looks like cash flow will be around 600 per property after all expenses are paid. The problem is i have less than stellar credit and no cash to put down! I know I could wholesale them but dont really ahve any contacts in the wholesaling arena so iwant to get an idea as to what my other options are.
