Any suggestions on how to fund a senior living entitled land deal in Santa Cruz, Cali

Hi everyone,

I’m looking for advice on effective ways to connect with private investors locally interested in senior living land development. I have a senior living project with entitled land ready for development, and I’m exploring options to attract investors who would see the value in this growing sector.

If anyone has experience or can recommend a specific approach or network in our area that would be worth exploring, I’d appreciate the insights!

Hey Rob, I'm a broker and investor up in Sacramento. We host a monthly investor meetup, and there are many others like it... You should put together a pitch deck and share it with some locals!

Rob,

I'm in a similar situation with entitled land but in the hospitality sector here in Livermore, CA. You didn't mention if you have experience building, selling and facilitating Sr. Living, but either way you could try speaking with existing owner/operators groups in the greater bay area, or even central coast, looking to expand their portfolios for a joint venture.  Also, if you have any local Senior Support organizations, they may have a long list of families looking for senior living.  Future residents could essentially buy out their units and fund your build.  Senior Living here is in short supply and high demand - good luck!  Happy to chat offline about introductions to G.C.s with connections to investor groups, and some of my experiences with different fundraising groups as well.

Hi Michelle- thank you so much for your reply. I would love to connect you and my business partner who is in Las Vegas/Bay Area. I am in the UK and just returned from visiting the sites. She has a lot of experience in various forms of property development but we have two great deals at the moment where we have been able to combine parcels of land to create a development project. Hey Rob. My partners and I run a residential assisted living focused fund. Maybe we can help, or at least share what investors want to see on a project like that! The key is going to be showing the long term gains, since they won't see any returns for 1-2 years.
