I’m looking for advice on effective ways to connect with private investors locally interested in senior living land development. I have a senior living project with entitled land ready for development, and I’m exploring options to attract investors who would see the value in this growing sector.

If anyone has experience or can recommend a specific approach or network in our area that would be worth exploring, I’d appreciate the insights!

I am seeking partners to work alongside on a land development project I have in Santa Cruz. In my career I have remodeled 100s of properties and have other ground up construction experience. This project is a development of two parcels of land which we intend for the use of senior living.

I have a full forecast for what the end product will be worth and what it will cost to build. You can see this on the Dev Model attached and the Land value after entitlement.

At this stage of land entitlement -we are doing a share appreciation model- where we pay 8% annual preferred return and the investors will get a pro-rata share of the value we add to the land. You can see with the numbers, it should perform around 28% annualized. I also added some other metrics that will show this project in comparison to other investment projects and asset classes. The 8% annualized and profit share will be paid at the close out in 24 months.
