Hello, 

I have been approached by an individual who is looking to sell his two properties (4 Unit 2BR, 1 BA and 2 Unit 2BR, 1BA). He is looking to do a cash sale of these properties and doesn't want to split them up, the issue I am running into is that I don't have the full cash amount he is asking for. He doesn't want to carry a note (Seller Finance), he is looking to completely offload these properties and is motivated due to some family matters. 

I am seeking some guidance on ways to close this deal. I have about 30% of the asking price in cash, but I am looking for options on how I can make up the difference so that this could be a win-win for both parties. 

Some options I have thought of include: Private Money Lender, Blanket Loan/Mortgage, see the individuals willingness to sell one property to me in cash and finance the second with an investment loan. 

Any and all suggestions/guidance are welcome.
