Hey guys! I found a property that is tax delinquent $35,122 (including interest, 5 years unpaid tax and absentee owner).

What is the best approach for this type of distressed property? Thanks for your recommendations!

Just have the cash to pay for it. If you're struggling for $35k to pay for this property, and it's actually in Austin, TX, you aren't equipped to invest in real estate. This city is not cheap, and it ain't getting cheaper. Sure it's getting hit on the market some, but let this 3-18 month period slide, this is a runner.
