Need advice on how to word a seller finance deal for a Fourplex

I have a guy that my dad works for that is willing to sell his fourplex to me but I wouldn't have enough capital to do that for another 1-2 years. I'm trying to figure out a creative way to do it via seller financing or another way of wording a contract with him. I need advice on what to put in the contract wording wise or how to go about this and explain to him it's a good option for both of us. FYI he is very money oriented and if it makes money sense for him he would probably be game. Thanks in advance.
