Post: Need advice on how to word a seller finance deal for a Fourplex

I have a guy that my dad works for that is willing to sell his fourplex to me but I wouldn't have enough capital to do that for another 1-2 years. I'm trying to figure out a creative way to do it via seller financing or another way of wording a contract with him. I need advice on what to put in the contract wording wise or how to go about this and explain to him it's a good option for both of us. FYI he is very money oriented and if it makes money sense for him he would probably be game. Thanks in advance.

I'm currently house hacking a duplex that I purchased in November of last year a couple months ago. I'm currently saving for another property but not wanting to have to put down 20% on a property if I don't have to. I know there's a bunch of ways to do seller finance, subject to etc. but looking for more specifics as far as in depth on how to word contracts and effective ways to target those types of potential sellers. Any help would be awesome, thanks!
