Need advice on how to word a seller finance deal for a Fourplex

I have a guy that my dad works for that is willing to sell his fourplex to me but I wouldn't have enough capital to do that for another 1-2 years. I'm trying to figure out a creative way to do it via seller financing or another way of wording a contract with him. I need advice on what to put in the contract wording wise or how to go about this and explain to him it's a good option for both of us. FYI he is very money oriented and if it makes money sense for him he would probably be game. Thanks in advance.

Hi Nick I am in KC too and can probably help you with this. 
The comments here are spot on, you need to get some agreements from him before you worry about the contract. Start with why is he selling?
