Private Lending - Where to start??

So here is the deal: 

With my current financial climate and aspirations, my best bet getting started with investing is through creative financing. I have a potential private lender / partner ready to go once they have reason to trust me with their money. 

I want to approach this as professionally as possible and would like some insight as to how I should approach a silent partnership or private lending relationship. Any tips on how to organize a "investor packet" including information on how the money provided will be utilized? Should I seek legal advice before anything else? 

Any clarification on sequence of events for something like this would be greatly appreciated!! thank you
