@Nicholas L. saving the capital on my own to begin investing will take much more time than it would utilizing partnerships and private lenders. Because this is an option to me, I would like to consider it. What are your thoughts?

So here is the deal: 

With my current financial climate and aspirations, my best bet getting started with investing is through creative financing. I have a potential private lender / partner ready to go once they have reason to trust me with their money. 

I want to approach this as professionally as possible and would like some insight as to how I should approach a silent partnership or private lending relationship. Any tips on how to organize a "investor packet" including information on how the money provided will be utilized? Should I seek legal advice before anything else? 

Any clarification on sequence of events for something like this would be greatly appreciated!! thank you 

@Brandon Rabe thanks for the reply! It is reassuring knowing that analyzing and learning before the capital is there will still contribute to success. Right now, my best bet is to get a private/ hard money lender on board with me and an investor-friendly agent. I currently have a potential private lender but struggling with the process of beginning to work with them. Do I need to seek legal advice first? have a deal ready to go before approaching them? appropriate? Should I create an "investor packet" disclosing where and how the money will be used? So many questions!

Hi Vann! Its exciting to hear you are starting your real estate journey. I am in a similar position, learning all that I can, and figuring out my next best steps to achieve my goals this year. I like to listen to BP podcasts on my drive to work, I have bought multiple books on RE that are featured on BP, and even found a local RE meetup through a post on BP. It's a powerful site! I hope to buy my first investment property in the near future. Lets connect and keep each other motivated towards our goals this year :)

Hello! 

I have had a Bigger Pockets Account for about a year now, but I have recently had a change in attitude towards RE Investing from "I can't" to "how can I". Yes, my biggest struggle then and now is capital like many others but that does not mean that I cannot find a creative solution to this! I have been letting a lack of capital hold me back for the longest time but I think it is time for a shift in thinking to "how" can I overcome this.  I am currently investing myself in getting educated, and learning how to properly analyze and identify deals that fit my goals. I am looking forward to meeting other investors and learning from you all on the Bigger Pockets community! 

My biggest question right now is this: 

After deciding what market / property type to look for, is it smart to start analyzing deals even if there is no capital available to me at the moment? It is my understanding that when you are analyzing deals, you are analyzing in hopes to find a deal that works for you and your financial goals / ability. I would not want to lead on an agent and ask for potential properties to be sent to me when I am not able to buy yet.
