Buying Property with Contract for Deed in North Carolina

Howdy BP Family,

I'm doing my 1st creative financing deal after a few cash BRRRR transactions and want to be sure I'm doing things right! I'm buying my next BRRRR using a Contract for Deed that will give me 0% owner financing for 6 months while I renovate the property. After 6 months, we are doing a warranty deed and I become the registered owner. I'm going to the county later this week to file the contract and am unsure if I need to pay excise tax in this transaction. I'm also curious what are the best options with me recording a mortgage lien against the property to secure my interest in the deal.

Any creative financing folks in NC care to show me the ropes?!
