You can't do STR in Philly starting in 2023 unless primary residence then you can STR for less than 180 days /yr or it must be CMX-3+ zoned to do STR full-time.

Howdy BP Family,

I'm doing my 1st creative financing deal after a few cash BRRRR transactions and want to be sure I'm doing things right! I'm buying my next BRRRR using a Contract for Deed that will give me 0% owner financing for 6 months while I renovate the property. After 6 months, we are doing a warranty deed and I become the registered owner. I'm going to the county later this week to file the contract and am unsure if I need to pay excise tax in this transaction. I'm also curious what are the best options with me recording a mortgage lien against the property to secure my interest in the deal.

Any creative financing folks in NC care to show me the ropes?!

Can only do midterm (30+ day rentals) for non-primary residences in Philly. Unless you're CMX3.5 or obtain a limited lodging license via zoning if its your primary. They're going to start cracking down sometime this summer on unregistered STRs as this is a recently implemented bill.

To the rest of you folks commenting: I have never done a deal before so I am naive and oblivious to things that might be obvious to you. I’m just trying to see if I can save my deal.

No closing date leads me to believe the contract is probably far from bulletproof. As others have mentioned, when you have a deal you need to strike and lock it down. This back and forth asking for multiple repairs is for average-joe homeowners looking to buy off the MLS with a realtor - the conventional way of buying. Since there is someone else looking to buy this you should use it as confirmation to get your stuff together and close this bad boy!

 I will be out looking for properties in Flathead Valley in a couple of weeks, if you need a hand looking over the contract, house, etc. I'm happy to give you my advice. Keep putting in the work and riding the rollercoaster of RE investing. This is what growth feels like.

 Market is crazy right on on Hawaii Island. Im not on that Island though thought about getting into that market. TBH I wouldnt hold my breath on what they decide - its a logistical nightmare. Id be interested in chatting and partnering if you had a strategy...

Aloha BP Fam,

I've been looking to buy land near Waipi'o Valley for a few years now to serve as a vacation rental. With the county's struggles with STVR permits/renewals getting cut by ~25% this year, does anyone have any insights on the proposed re-zoning of vacation nodes? The articles below mention the Volcano area specifically getting re-zoned to accommodate STRs since there aren't many hotels to serve tourists' needs.

Looking at the data over the past 16 months leads me to believe urban demand never really slowed down. Especially in Philadelphia. This narrative seems to be more of a news headline than an actual trend supported by statistics showing decreased demand. Also, September lumber futures closed limit-down at $852 today, down almost 50% from the $1,686 peak on May 7th so I'm not sure how long the high costs of lumber will keep supply down.
