Need A Creative Solution

Hi All,

I have $75,000 in stocks and cash. I have a 300,000 house paid off. My husband is in law school and I stay home with our 1 year old son and run a successful upstairs apartment so we don’t have any source of income but the rental unit. I found a multifamily home that I love in town and want to buy it but I’ve failed with three banks so far with refinancing my home and a traditional loan. The seller said she would consider a short term self finance but would rather a different offer. Do I have to find a W2 job? My credit score is 630.
