Lender/Financing Info for Rental Purchase in Kansas City, MO

I'm a first time investor who's been fortunate enough to have found a great off-market rental property to purchase in KC.  I'm concerned though about obtaining financing for the purchase. Any advice, info or referrals to great lenders to further discuss would be greatly appreciated.  The purchase price is $85K.  I have excellent credit, but am self-employed and only have $10K in cash.  I own my home with my husband and it has significant equity, but using that is not currently an option.  Thanks in advance for your time.
