Thanks for your reply Tiffany.  It's validating that that was not something that made sense.  The realtor made me feel like I was totally overreacting.  (Fyi - I cancelled the contract today)

Hi - I'm a new investor with my first home under contact.  It's a 100-year-old home located in the urban core (64130 - Blue Hills) of Kansas City.  I am purchasing it from out-of-state as a LTR.  After inspection this week, the report showed issues with water intrusion in multiple areas throughout the house - chimney, foundation, siding, yard due to poor slope, etc.,: "rolling" foundation walls; possible exposed asbestos in a small area that could cause it to be vented into the house through the HVAC and possible mold due to all the moisture.  There were many other issues as well, but these were the bigger ones.  My realtor says this is all pretty typical for Kansas City and that she wouldn't repair or have any of it explored further (a foundation person said he thought the foundation and structure of the home were okay and no repairs were needed).  In  your experience in KCMO, is it accurate that these types of issues are relatively common?  Any thoughts or advice? Thanks in advance.

I'm a new investor and have my first home under contract in Kansas City.  The inspection was done this week. The attic and crawlspace though were sealed shut.  My realtor acts says it shouldn't be a concern that I'm unable to have those areas looked at.  I would have concerns about this anyway, but do so especially because there has been moisture in the house and the attic is not vented.  Would other people feel comfortable purchasing without seeing these areas?

Thank you so much for your response Felicia! Those were my thoughts exactly. I was hoping with that sort of location that it might be a good rental for traveling nurses. I'm going to be exploring that further.

Thanks Cody!  I was finding similar numbers to the $1300. I'm wondering if I could bump it up some since it would be in the top percentile as far as architecture and condition. But it's good to get some backup on that $1,300 number as a base. I really appreciate your response!

I'm an out of state investor purchasing in KCMO.  I'm hoping someone who is familiar with the urban areas of KC and the recent revitalization efforts there, will be able to help me in regards to a neighborhood question. Is anyone familiar with the Blenheim area? I have an opportunity to purchase a 3-2 house directly across the street from Blenheim Research Hospital on Meyer Blvd and I'm trying to decide if it makes sense to move forward with the purchase. I'm looking at both long-term and short-term rental options. The issue is that some of that area has gentrified, but most has not yet - so some of the numbers I'm finding could be lower than what I could price this house at. It has been completely remodeled top to bottom with all new major systems and a completely new interior. The other complication is that the area is close to Brookside, so when I look at some of the platforms for pricing, they appear to be using Brookside numbers, which I'm afraid is raising the rent to higher than what I could get for it. I get different numbers based on the different platforms that I use. Can anyone give me their thoughts on this location and/or recommend any other sites that might give me more accurate numbers? So far I've used Rentometer, Zillow, Evolve, Airdna, Mashvisor and the Airbnb site itself where there are only a few other str's showing in the Blenheim area. I left messages with several property management companies in Kansas City and have not received calls back.  This is my first purchase as an investor, so any help you can offer would be greatly appreciated!

Okay - second try here. I currently live in Denver, but have family in KC Missouri and plan to start my investing career there. I have an off-market SFR that I plan to purchase and hold as a rental. I'm looking for folks that I can connect with, especially being out state. I would love it if there was someone that could give me info on the different areas and neighborhoods in NE KC, a realtor to work with that specializes in investing, a well vetted funding source in particular as that is currently my top priority and anyone else that has knowledge of this market that they wouldn't mind sharing. Thanks in advance to the Bigger Pockets community.
