Cash out refi lenders?

Hi Everyone!

I just spent about 2 hours calling around to different lenders to refinance my investment property.  I'm looking for a cash out refinance on an investment property. I've noticed most lenders need a 75-25 debt to equity spread.  Does anyone know of lenders that may do a cash out refi for 80-20 or 85-15?  Thanks!
