Post: Cash out refi lenders?

Hi Everyone!

I just spent about 2 hours calling around to different lenders to refinance my investment property.  I'm looking for a cash out refinance on an investment property. I've noticed most lenders need a 75-25 debt to equity spread.  Does anyone know of lenders that may do a cash out refi for 80-20 or 85-15?  Thanks!

Hi John, it is landscaping, pool and fence work for our backyard.  Specifically laying down artificial turf and concrete and making pool upgrades.  Do you know of any good contractors in the area?

Hi everyone, Im looking to purchase a property that will need some renovations for the backyard. It will be a short term rental so my business partner and I had a few landscapers walk the property. We told them what we wanted and showed them some pictures as well as to what we had in mind. The problem is... none of the contractors gave us an estimate!! It makes it challenging to figure out the numbers on the investment since we don't know what the renovations will cost us. Does anyone have any suggestions on this matter? Is it something that we did? I made sure to look at yelp reviews before calling the contractors and having them walk the property. -Zu

Kansas City, MO

Columbus, OH

Indianapolis, IN

Louisville KY

I’m trying to narrow my search and see which area I’d really like to focus on.  Any suggestions?

Hi Everyone,

I could really use your advice on a few items.  I am currently looking to invest out of state as my current area in Orange County is kind of crazy to invest in.  Right now I have a few different areas that I’m leaning towards I was hoping to get some feedback on what criteria that I should look at before selecting a particular market.  My strategy is to buy and hold.  My current criteria are as follows

1.  What is the unemployment rate in the area?

2.  What is the population growth over the last few years?

3.  What economic sectors employ the most people?  (Ideally this should be diverse)

4.  What is the price to rent ratio?  Ideally we will have the 1% rule apply here.  

I’m currently looking at 5 different markets.  They are all in landlord friendly states.

Once I find out the numbers I will then look at specific areas in the market with low crime rate.

Any thoughts or ideas?  Right now I’m just getting started so I feel like there is a lot to learn.  I just want to make sure I do due diligence before jumping in.  Any advice or feedback would be appreciated.  What else do you look at before picking an area to invest in?

Hey everyone I wanted to become more involved in the forums and what better way to start off than with the introductions section.  

My name is Zubair Afzal ( I just go by Zu) and I am starting off in Costa Mesa California.  I moved out to California about 2 years ago from New York.  My goal is to be a buy and hold investor in out of state properties.  I am a pharmacist by profession and my goal is by the end of 2018 to hopefully complete my first deal.  Right now my background in real estate is just reading the many many wonderful books of bigger pockets, but hopefully I would like to obtain real world experience soon enough.  I look forward to getting to know all of you here!  Thank you.
