Great value in SC property

Once you look for great deals you will find it at some point. I came across a residential property in the middle of a business community. Imagine a residential home on half acre of land, that's sitting vacant. Not sure what I'll transform it into but, it will add to the value of the community. So I got it under contract for $299,000 and its valued at $520,000. 

Right now no one is willing to approve my prequalifying letter to bring to the siblings.Once I get the letter I'll have 45 days to close on the property.

This is my first deal and I feel like that kid walking up to the plate, hoping to hit a homer before 2020 ends.
