Once you look for great deals you will find it at some point. I came across a residential property in the middle of a business community. Imagine a residential home on half acre of land, that's sitting vacant. Not sure what I'll transform it into but, it will add to the value of the community. So I got it under contract for $299,000 and its valued at $520,000. 

Right now no one is willing to approve my prequalifying letter to bring to the siblings.Once I get the letter I'll have 45 days to close on the property.

This is my first deal and I feel like that kid walking up to the plate, hoping to hit a homer before 2020 ends.

Don't over think it. If you check the numbers and it make sense, go for it. The best thing you can do for your self is buying this investment property. Congrats

Well right now they have updated the service. I'll call them back tomorrow, but I need to get in ASAP to complete my SAMS profile.

Today I made the call to find out the steps for my DUNS number. The associate was very helpful in explaining the process for attaining the DUNS number for my company. I found out that there is a fee of $1,999 for the year. This fee can be broken into three payment. Many companies like my self don't have the extra cash for these expenses. I'm looking forward to taking the steps to build my business credit. This will help me in my future purchases.

It's best to start out with a team to give guidance on future projects.

That list of questions to ask the contractors is very helpful. Most people come out with horror stories when dealing with contractors. This provides a clear plan on finding the one that is the right fit.

I have some deals I'm working on in PA. I need an experience title company that can do a "double closing" for investments I'm looking at. It would be good to have a deal close with them

This investment is a huge amount to have on had. Try not to invest all of it into a deal. Remember to use other people's money to get into real estate. What its your ROI on buying a condo? Who are you looking to invest with? Have someone look over the deal with you.
