Investor friendly lender in Austin?

Any advise on an investor friendly lenders I. Austin ? I am looking for a lender than understand the cash out idea and not asking 25% down payment for a loan

@Ashraf Ayyash lots of lenders will do 15% down on single family but almost all need 25% down on multi. That's the guideline from Fannie Mae and Freddie Mac and they can't stray from it. You can get commercial loans for 20% down but they'll usually have a 5-7 year balloon, not 30 year fixed term.
