 Don't have to but in the end, it's the Agent's call.  They can ask, you can say no, and they can stop working with you or keep going.

Agree with Sergey; jump ship.  You don't want a tenant that is going to do work to your house for you because that means they'll never let you know when stuff goes wrong.  I'm sure you can find another one!

I hear this every day from people that want to tie up my clients' listings when they know damn well they have no intention to close lol - 'exploring my options'

I found out one of the Buyers was doing this and parading strangers through the property not too long ago and called TREC on the other Agent without hesitation.  I'm the one that would be held liable when something inevitably goes missing, so really, you're just putting everyone but you at risk by doing this bait and switch stuff.  But you do you and continue not caring - that's why I said the others need to wake up!

With that few people, on a contract, you'll probably never see a dime.  Managing the machines yourself, you'll also probably spend too much fixing/maintaining them.  It shouldn't be seen as a revenue stream with 4-7 people, but rather a way to attract tenants because if you don't have some way to do laundry in the facility, it gives off a pretty slum-lordy vibe tbh and it will affect your market rent, depending on the area.  That's just my 2 quarters lol

It won't be easy, but start by searching the forums for wholesaling.  If you have some startup funds, you may consider partnering with a local if they agree but with brain and determination, you're likely stuck spinning your wheels trying to source deals yourself and flipping the contract.  There are a ton of discussions on here about it to catch up on!

Laws set minimums, and then you signed an exception (not trying to be a d**k, just something to keep in mind in the future).  If you gave notice on Aug. 11, then your mtm lease should end on Oct. 31/Nov. 1, assuming they won't allow mid-month move-outs.  Confirm with them and start looking for a new place I reckon.

Did you find this 4plex on the MLS? Are you just bringing strangers in to another person's property while assuming they'll be okay with that/you being able to assign it while ALSO not being able to perform?

Your Agent, the other Agent, and the Seller need to wake up lol

Yeah, I adjusted for 6% and the monthly cashflow tanked.  Also, depending on the area, 5% vacancy seems quite low, but I may be jaded by my market where 'vacancy' doesn't mean empty, but rather tenants just deciding they're done paying for a while.
