Thoughts, pros vs cons on owner will carry

Thinking about a house that the owner will carry.  I've only read a little on this financing option.  Thoughts?

additional info, I suspect the reason the owner will carry is because they have non permitted structural changes (garage into bedroom).  There may be more issues.  I'll know better tomorrow.  But looks like a great deal, well under market
