Loan Recommendations for beginner home buying

Hello!

I’m 23 and from Houston, Tx. Been learning about real estate investing. I wanted to know what loan recommendations for mortgages. I have a hefty down payment saved up and good credit score to buy but I do have a part time job currently while attending school. I am planning to start a business on the side to, to get extra income. Lots of things on my plate but I really am determined on buying my first property soon & quickly renting it out and possibly living in the home in the time being. Do you think I could have a chance of getting a lender without having a steady income, but if I save really good I can possibly come up with my payment myself. PLEASE HELP!!
