Reserve Requirement for Investment Properties on SFH

Alright so I was told from Wells Fargo that I needed 6 month reserves for my investment properties. First time I am actually hearing this from a lender.

Now I also read somewhere there is a way around this like if your DTI is a certain percentage.

I know plenty of investors that have tons of houses. And I know they cannot have that much reserves. Especially as other lenders do not speak of this.

So your thoughts on it? Ways around it?

6 months subject property PITI reserves has been a basic requirement for years and years. But if we have all of a clients' paperwork and information and can find a way around it, we don't bother talking about it (or the 50 other problems we can solve on our own without letting client know). There is of course no point in talking about this (or 50 other things) until all that stuff is in-hand so you know what you're working with, you're just going to scare client away, or scare them into making a post on BP (ahem).

I'm guessing the WF LO is new?
