Anyone get any rate quotes for a 30 year conventional on an investment property in the past few days? Are they still ridiculously high?

@Mike Price I am looking to Refi a rental duplex in Austin Texas.

Market Value- $500k

Current rent= $3150 total

Current loan Balance/type: $328k on an FHA @ 3.375% + .85% PMI

I’m trying to get south of 4% on this refi to make it make sense.
