Where can I get a HELOC on an investment property?

My wife and I just bought our 4th property and we'd like to pull a HELOC on one of our investment properties as backup for our reserves and access to capital for financing deals. But we don't know what banks offer HELOCs on investment properties. What banks do you know of that offer HELOCs on second properties in California?

Try Union Bank, Well Fargo, and PenFed. All of them will do HELOCs on rentals. (I personally have HELOCs with Union Bank and WF on rentals in California.)
