Looking in Little Rock

Out of state investor looking for financing on properties < 50k. All are buy and hold.

Any suggestions for a local option? Credit unions? Hard $?

I've had local banks do that amount in the past, but it's after I've established a relationship with them.

There is absolutely hard money in this area that will do small loans. People who don't think so don't know how cheap the houses are here :) My best deal was 31k - and I got bank financing on that one. 

Also @David Soles - I used to live in Bradenton. Very small world.
