Either, really. In Colorado I was comfortable with possible appreciation, whereas I think in NWA I might have to split it or develop it in some way.

Hi all - I am an experienced investor in Central AR (from Little Rock to more rural locations up to 1.5 hours away, SFH & multi, etc.) I am considering buying a lot or two in NW AR as I am working on getting away from the rentals. I have purchased a lot once before, but this was under the expert tutelage of a builder friend of mine in a different market (Colorado). As such, I need to expand my knowledge of buying lots generally, and would also love to talk to someone doing this in NWA.

Open to all recommendations, and happy to share my knowledge in return.

 You are not joking! I looked around in the Fayetteville area and it almost out of the question for me right now financially even with my 100k. I've not looked at all in LR as I have a relatively negative opinion of the area but it sounds like I'm going to have to get over that and do some digging.

LR has its drawbacks. If you're looking for pretty turnkey and under $100k all in, you may need to look in some more rural areas of Arkansas. That is a relatively under-served market, but the hard part is finding a good manager in smaller towns. Something to think about.

Frankly, our meetings declined during COVID and haven't really bounced back. There is a monthly meeting in Hot Springs, you can find it on FB or meetup. There is also a local REIA, although I haven't been to their meetings in quite a while. There is also a chapter of the state landlord's association I think is active in NLR; I believe they have meetings listed on meetup as well.

So I mostly concur with Julien about the area. A lot of Little Rock is almost block by block. There are some very rough neighborhoods in the large area that you described. There are, however, some nice ones as well. For example, I would consider Broadmoor worth investing in if you're looking for Class B properties. I think if you cross-reference with a crime map, you'll get a better idea.

Hey all,

I have a newly partially (flooring, paint, plumbing) renovated SFH in beautiful Stuttgart, AR, that I am about to list as a rental, but I would love to owner finance it. Asking $52,900. Market rent fixed up is $700. It was rented for $550 prior to the renovations.

I offer owner financing because Stuttgart is a rural area and the loan amount is so low. You can also buy it outright if you would like. This would convey with the property manager in place, assuming you want her. And I assume you do because there's only a few in town and she's good.

Vacancy in Stuttgart is very low because they have several major employers (Riceland, Lennox) and a housing shortage. 

If you would want more in Stuttgart, I have 3 more SFHs there I might be willing to sell in the future - one about two blocks down from this first one. PM me for address and additional details.

I have owned properties right there next to the cemetery on Brown St. It is not the best part of town, but it isn't the worst.
