Need a Land Loan Lender in Western NC - Land costs more than home

Hello,

I'm looking at purchasing a triple wide on 80 acres. The triplewide is livable, on a private road with electric, septic, and well water. Home tax assessment is valued around 86k. The land is valued at 414k. Listed purchase price is currently 350k. The land is 95% wooded I'd say and all mountainous. A local company quoted me for a land loan based on that tax assessment, of the land only, with a 75% loan so about 310k. Terms are 20 years and 6.7% interest.

A few questions as I am newer to this:

1. Is there a way to get a more traditional mortgage or loan on the home and land for 30 years?

2. If not, are there any better financing options out there or is this good?

3. Does anyone know of lenders in western NC they'd recommend for purchases of this type?
