Two exit strategies after remodel

I will be doing a walk through with my contractor tomorrow on a property I plan to make a offer on. The numbers look great on the deal it's a fix and flip. I would love to sell the home as soon as I get done with rehab. If that doesn't happen I would love to refi out the home I know its better to get renter's in there and season It for 3 to 6months. Are there any lenders who do Cash out refi immediately after rehab? If so let me know
