Hard Money - What's Great, What's Not?

Hi Everybody,

I am looking to hear thoughts on these hard money lending numbers. I'm located in the Midwest, but would also be interested in hearing numbers for other regions as well.

All of the below products have a maximum 20 year amortization and 75% loan-to-value.

- 3 Year ARM, 4.00%, max annual adjustment of 1% after the initial fixed term, 10.00% max lifetime rate

- 6 Year ARM, 4.875%, max annual adjustment of 1% after the initial fixed term, 10.875% max lifetime rate

- 10 Year ARM, 5.375%, max initial adjustment of 2% in year 11, max annual adjustment of 1% every year thereafter, 11.375% max lifetime rate
