Looking for 5/1, 7/1 or 30 year fixed around 5.0% non Fannie

Any one know of any body that will lend on a Single family home 60% LTV. Non Fannie mae loan. I don't want the loan to be tied to my income just the properties income. DSCR is 1.31. I keep getting quoted around 5.6 to 5.8. There has to be a lender out there with better rates. Loan will be around 135k. The property is in Dallas Tx.

  I knew there was a catch your not the average borrower like those with limited liquidity and want best rates simply because they have a good credit score.. liquidity changes things drastically..
