New too the Brrrr Method

Im interested in the Brrrr method. What type of loan should I be looking for?  I have about 40,000 Cash of my own money to use for a down payment and renovation cost. I dont want to end up going to school again at Hard knocks.  I have a Property Im interested in.  They are asking 70,000  I feel like I can get them to $60,000. Its a 3/1 and the Arv is approximatly 100,000. My renovations will be 20 to 25K.
