I have a prospective tenant that has a credit score of 627 we require a 650 score. I have been one to stick to my guns and had people to get co signers. But then he offered to pay the entire years lease up front. Is this a good idea or bad idea.

Is anyone having trouble renting out their homes during Covid 19

I have a 3/1 home we put it on the market a week ago and had a few that want it in about a month. It’s not like my last few rentals. I fix mine up nice and and charge a premium rent. And they rent out very quick. People have stopped inquiring. Should I drop the rent or stick to the $1175.00

@Jaysen Medhurst this sounds great. I’ve prepared my self for all of the scenarios I thought I would hear. But this one blindsided me because I know it’s not bull crap.

I have a tenant that has been in our newly renovated house for 5 months. She paid a 250 pet deposit, 975 deposit and first months rent. She has always for the past 5 months paid on time and even early. 2 weeks ago her and her daughters dog got out of the house and got ran over. She called me this morning and ask if she could break her lease because it’s too tough for her and her daughter to come home from school and work to see the house empty. I actually know how this feels and feel sorry for them. Looking for advice on letting them break the lease. They have been the the sweetest tenants. But I also know this is a business.

I’m just gonna go ahead and say it. They don’t make enough on paper but have tons of cash flow.
