Possible to use HELOC for buying Probate Sale Property

Hi,

I am looking to make an offer of 650K for a Probate Sale. I am however short of 150K. This will be an investment property. However it is not livable since it needs repairs that I plan to do once I buy.

Looking at different options to get the 150K. Is it possible to use HELOC from my primary residence and use that as funds to buy the probate sale property. My equity in current home is 600K.
