Going to the next level.

We have been investing for about three years now and have flipped a few houses and have 5 rentals. All the rentals have been doing well. The cash flow is solid and we have good tenants. We use a property management company that charges 10% and it is pretty hassle free. Our properties are around 575k total for the 5, and we have about 260 in financing between three. Two of the properties, we paid full cash for purchase and rehab. So there is some financing on 3 of them. One is under worth 38k we own cash, another is 105k we own cash. We want to look for a portfolio loan so where should we start? I’d like to convert the 105k and one we have an interest only loan on in to permanent financing, then add the other two that are financed in to that loan in about 3-4 months when they are over 6 months old. I don’t think we can add the 38k house in because it is too small but I am not sure. Any ideas here would be helpful. Thanks in advance.
