Private Money Credibility Kit

Does anyone have a sample of a credibility kit they have used to raise private money? I have a very good opportunity for someone and can provide a great return backed by a property which would have a 65% LTV after money was acquired. I want to approach some people I know and have seen brochures or kits used by others. Would like to see a sample on which to base my own.

Dons statement is only slightly true. If you have ever seen Alan Cowgills presentation on how to put a credibility kit together you will know that anyone, even newbies can put one together. Maybe the seasoned money lenders will not go for it but if your working with family, friends or new lenders who are not real estate savvy it will work.
