Lender to refi low-value tenented cash properties?

Hi! I have just over ~$70k between two properties in Memphis, TN, 3 units total.  Both owned outright, one has undergone a recent renovation. Can anyone recommend a lender (traditional or private) who might cash-out refi these, separate or as a blanket? I am continuing to buy in the area and establishing a relationship with a local lender would lead to continued business. Thank you!
