Looking for 11 Property Refinance

My borrower owns 11 SFRs in Middlesex County NJ, free and clear, and he's looking for longer term, 30-yr type financing, preferably in one blanket loan, but can do 2 or 3.  I've spoken with Visio and Athas, and both are similar in the 7.5% range, with 2 points.

This is seemingly too rich for my guy.  He's pressing me to find him something better, so if you know of something "better", please touch base.

@David Weintraub can he not qualify for traditional/conventional financing? It seems like he wants conventional terms but a portfolio product. If it was me, I would get conventional financing on 10 of them and call it a day.
