What's the best way to fund my flip?! Palm Desert

Hey goodmorning guys! So I'm in the Palm desert area and looking to find funding for purchase price+rehab/holding/closing of this project coming up. I'm under contract just recently and have $0 to put in. I have 30k in a 401k and good credit score and about 20k to pull out of equity in my home if I need but I know there's lots of ways to structure the deal with $0 in. Would love to here my seasoned flippers/investors or even hard money lenders ideas. purchase price-220k rehab+holding-60k ARV - 290k
