What loans are people using after the 10th Loan?

I was wondering what types of loans investors are getting after they have 10 loans out? I'm sure this has been asked before but I'm interested! From my knowledge people use commercial find partners or find local banks. If you use these other methods would they require a higher interest rate? Thanks! And I'd like to know which creative strategies people are using and why? Thanks!

Hard money lender. Portfolio lender. Use cash flow from all properties to pay off mortgage for one property, then buy the next one.
