Initial Financing For My First Property!

Hey everyone! So I need some advice. I am about to jump into the world of real estate investing. I have found the PERFECT property at a low cost. It's in a great area and needs minimal work. I still have to do a walk through with a contractor to make sure everything is okay but as of now, it looks like the perfect starter home. As this is my first property, I will need financing to get started. I was wondering what my best options are? Different pros and cons? Do any of you have any advice or tips?
