Owner-occupant financing after 4 investment conventional mortgage

Hey guys, hopefully a simple question. If I were to purchase and finance 4 investment properties as such (not owner occupied), would I be eligible for owner occupant financing on the 5th property? Would I also be eligible for lower downpayments like 5% assuming I qualify?

I'm trying to decide if it's worth it for me to buy investment properties before I've exhausted my ability to house hack with 5% down on the first 4 properties.

If I follow correctly, you have 4 rental properties and now you want to buy a home to live in? If you plan on living in the 5th, yes, you can get owner occupied type financing.
