Lending based on the property

I am legally separated from my ex but we have not yet been to court for the hearing.  In my state, one of the only ones in the nation like this, in order for me to sign a guarantor backed loan my ex must sign as well until the decree is finalized.  I have some deals that I will lose before that happens.  I need a private lender or hard money lender that will back the loan with the property itself so my ex does not need to sign.  Any ideas?
