@Kit Dumph, you can actually find great ROI in most places of LR/NLR. Some are nicer neighborhoods and some areas are pretty much section 8 or lower end rentals but still with a high ROI. Does that help?

@John D., as a loan broker I can tell you it probably depends on a few factors.  Firstly, do you have financing on it now?  How much of the value is leveraged?  What is your credit like?  Do you have any capital or equity?  But yes, you can get 30 year loans on rental properties.

@Ashton McCants, yes, what @Account Closed said or a lease option.  Just make sure your contracts are tight.

@John Franczyk, yikes!  I'm a loan broker for private and hard money loans and I have zero required up front fees.  *IF* you want me to put a property package together; going out and taking photos, comp photos, getting accurate comps, a business plan, etc there is a fee for that but it's disclosed, optional, and no one takes it.  :)  I would be very wary if I were you.

Did she put a timeline on her loan?  You may have a year to pay it.  I'm a loan broker and I have a company that only needs one month of seasoning and a new appraisal to refi you.  You should surely be able to get out of it in that amount of time.

@Vince Gethings, I am a nationwide loan broker and my lowest minimum is $45,000. Since the ARV is $58K, just bump up the amount you need a bit and cover the closing costs.
