First Rental Property

Hey Everyone!

I am really new to the whole investing and I listen BP Podcasts everyday and try to do my due diligence in education and knowledge before application.

I live in WA and have been searching for a while to get my first rental property. I believe that I have found a good duplex to start with that the owner has been trying to sell for a while and has dropped their price multiple times. I don't exactly have the money to cash buy nor do I have the funds to put a down payment therefore not likely able to use the bank route.

Anyone that has wisdom I would love to know what to do. Private money/lenders or hard money then refi?
